- Historic Roots and Future Growth: Sturges Property Group’s Impact on Fort Wayne’s South Side
We are shining the spotlight on SouthTown Centre, a place with deep roots in Fort Wayne’s commercial and cultural landscape and in Sturges Property Group’s history. Let’s rewind to July 1969, when the site opened as SouthTown Mall, developed by Melvin Simon & Associates with anchors like JCPenney, Montgomery Ward, and Wolf & Dessauer. By its September dedication, 36 stores had opened, and SouthTown was buzzing with activity. SouthTown Cinema I & II opened in 1971, and by 1982, the mall expanded to nearly 1 million square feet and 115 tenants by adding a new Sears and Service Merchandise wing. Many locals and frequent shoppers will remember the vaulted wood ceilings and retro interior color palette. But this rapid growth was followed by a slow decline. Some critics stated that the closing of the International Harvester plant around the same time as the expansion caused the mall to be "too big" for the area. Others stated the mall changed hands too many times in the 90s, and investors and management companies were not willing to put in the effort to revitalize the mall. Southtown also gained a reputation for truancy, violence, and theft during this time, which also kept shoppers away. Whatever the reasons, foot traffic declined and several major stores left throughout the 80s and 90s. SouthTown Cinema, GC Murphy’s, Old Country Buffet, Kohl’s, and others eventually became nostalgic memories. The former SouthTown Mall pylon sign seen in the before/after image highlights some of these businesses. In 2000, Mayor Grahan Richard created a task force, which included various government officials and local developers Barry Sturges and Don Steininger, to help revitalize south-central Fort Wayne. Area churches, colleges, and businesses made statements promising to lease space at SouthTown, but the task force had bigger plans. The mall officially closed February 1, 2003, and the 113-acre site was soon condemned by the city. Once the site's environmental hazards were addressed, demolition began August 17, 2004, and the mall was officially gone by the start of 2005. One quote from a July 2000 Journal-Gazette op-ed captured the ambition perfectly: “A salute to you, Don Steininger and Barry Sturges. You embody the spirit of Fort Wayne. We hope your wild attempt succeeds.” With the City of Fort Wayne’s Department of Redevelopment, Sturges Development Group helped reimagine the entire area, which included: A new traffic signal and entrance off US 27 New infrastructure, including roads, utilities, and water systems Major anchor tenants like Walmart and Menards, which opened in 2006 A new Public Safety Academy, which opened in 2007 Outparcel buildings for Wendy’s, AutoZone, Firestone, and more By 2008, SouthTown was alive with commerce once again! SouthTown Centre has since become a cornerstone of South Fort Wayne’s rebirth. Sturges is proud to have helped turn a fading landmark into a thriving community hub, making Fort Wayne a better place. Caroline shared, “In addition to the delicious treats, we loved playing the games they provide like Jenga, Candy Land, and Connect Four. This made for such fun family time and bonding!” With a variety of board games available, it's clear that there's plenty of entertainment for everyone. Her children's excitement was evident, especially when they discovered the small play area complete with a toy ice cream truck in the back of the store. When it comes to the menu, Sweets on Main does not disappoint. Caroline shared some of the family's favorites: “We tried some of the fall ice cream treats and they were amazing! Our favorites were the Pumpkin Delight—pumpkin ice cream layered with caramel syrup, pecans, graham cracker crumbs, and whipped cream. It was beyond delicious! We also loved the peanut butter chocolate pie ice cream topped with Reese’s cups and the vanilla chai float!” For the kids, cotton candy ice cream was a standout winner. Looking ahead to her next visit, Caroline shared her excitement about trying new treats: “We want to try the rocky road stackable, which is ice cream layered with toppings and syrups, and the brownie sundae with cinnamon churro ice cream!” Her enthusiasm for these delicious options is a testament to the delightful experience that Sweets on Main offers. Generally, interest rates in the 5% range are considered healthy for both refinancing and supporting a stable economy, while rates above 6.5% are typically viewed as higher based on trends over the past 10–20 years. This influx of buyers can lead to increased demand and, ultimately, rising home prices. Increased Buying Activity So, what happens when rates drop? - Wells Theatre: A Century of Memories and Transformation in the Heart of the Historic Wells Street Corridor in Fort Wayne
In June of 1916, Charles Harvout received a building permit to construct a motion picture theater at the corner of Wells and 4th Street, which eventually became The Wells Theatre. The theater officially opened on April 10, 1917, showing "The Secret Kingdom," and quickly became a neighborhood favorite. It boasted 275 seats and showed a variety of films and double features over several decades. In 1920, ownership of the Wells Theatre changed hands to Alfred Borkenstein, who announced that the building would be extensively remodeled. The theater had a few different addresses over the years and also housed two small storefronts with the theater entrance being between them. The theatre’s heyday was seen throughout the 50s in Fort Wayne, Indiana. In 1951, going to a show only cost fourteen CENTS to get in! The theatre became known as a "cheap babysitter" in the neighborhood. Parents would hand their kids some change and send them to the movies for the day. A lot of the time, the only adults found in the theatre were the workers. The theatre also became a hot spot for teenagers to hang out or take a date. You could cuddle up to your girlfriend or boyfriend in the air conditioning and watch a movie like "The Blob" or "The Creature From the Black Lagoon." The occasional concert or sock hop was also held here, as well as church services on Sundays. The Wells Theatre was so popular that booklets of movie tickets were a prize on a local TV show called "Dance Date," Fort Wayne's version of "American Bandstand." After the theatre closed in 1959, locals remember the building as a rehearsal space for bands. The sloped floor was leveled off, and the theatre was partitioned into small rooms for musicians to practice their skills. Much later, 1441 Wells Street was home to Koehlinger Kruse Security as an office and then was transformed into warehouse space. Today, the intersection of Wells and Fourth Streets is still bustling with businesses like Big Eyed Fish, Honey Plant, Klemm’s On Wells, Hyde Brothers Booksellers, and Three Rivers Music Theatre. The classic brick building with its iconic green tile roof and green awning is currently available for sale or lease. Eggster Café , tucked away inside Cottage Flowers at 236 E Wayne St Fort Wayne, IN 46802, celebrated its grand opening today, and we were thrilled to partner with The Fort Wayne Mom, Caroline Britt, for an exclusive insider’s look! Caroline and her family enjoyed a delightful morning filled with delicious food, refreshing drinks, and a warm welcome that made their visit all the more enjoyable. Understanding the joys and challenges of outings with young kids, The Fort Wayne Mom understands the importance of accessibility. She noted how easy it was to enter the café during her visit. She shared, “Eggster was easy to find using GPS and has a free parking lot with the flower shop! It was great to be able to park in this free lot and not have to find or pay for street parking. We parked close to the door and then easily walked through the flower shop with our single stroller. It might be a little tighter for a double stroller to get through, but it is definitely doable!” On top of that, her little ones loved stopping to check out all the flowers, stuffed animals, and fish on display. A kind Cottage Flowers staff member even let the kids feed the fish before they headed over to Eggster for breakfast! As soon as they stepped into Eggster, Caroline’s family was welcomed by the café’s bright and cheerful vibe. With sunny yellow walls and an inviting atmosphere, it truly embodies warmth and hospitality. She said “Eggster had a bright, colorful, fun, and welcoming atmosphere. For the kids, the real star of the show was the mini pancakes sizzling on the skillet behind the glass. Caroline said, “The mini pancakes are so unique, fun, tasty, and easy to eat for little ones! They watched the whole process and then picked out their toppings. They could choose from maple syrup, butter, chocolate sauce, caramel sauce, and whipped cream. We had a great breakfast sitting at the table together and enjoying our pancakes, breakfast burritos/bowls, and drinks. Mom and Dad tried the French Vanilla and Pumpkin Spice Lattes and a Caramel Cappuccino and were very impressed!” To top it off, the owner David suggested they try one of Eggster’s new Creamster drinks, a delightful blend of smoothie and milkshake, available in a variety of flavors like cookies and crème, orange crème, strawberry banana, and chocolate. The concept, inspired by a beloved dessert trend popular in European countries, originated with Jeremy Carlson, the founder of Crispy Cones. After serving on a missions trip in the Czech Republic for two years, Jeremy was captivated by the sight of vendors making pastry cones filled with fruit on the side of the road. When he returned to the U.S., he pursued his vision of launching a business around this concept, starting by selling fruit-filled cones from a tent. After his first year, he upgraded to a trailer, adding ice cream options, and in 2021, he opened his first storefront in Logan, Utah. The Carrolls became interested in owning a Crispy Cones franchise after watching the business on Shark Tank. Following the episode's airing in March 2023, Doug signed up to be considered for ownership. After persistent follow-ups, the Carrolls received the exciting news in August 2024 that they had been accepted. They have purchased options for three franchise locations, with the first opening in Fort Wayne and the other two planned for the northern side of the Indianapolis area within the next 12 months. - Fort Wayne's 202 Metro Building to Rise Again: Historic Reconstruction After 1967 Fire Downtown
The original building that covered the northwest block of West Berry and South Harrison was built in the 1880s. The three-story building was a mixed-use commercial and office building and housed many tenants during its tenure, from drug stores and soda shops to law firms, music studios, and jewelers. For several years, Fort Wayne-founded Meyer Drug Company had a storefront here during the first half of the 1900s, along with several other locations throughout Indiana. The original building burned down in February 1967, resulting in a loss of $150,000 and the closing of the iconic Red Garter Cocktail Lounge, which you can see in the historic photo. The 202 W Berry corner remained a parking lot until a freshly built six-story building was completed in 1975 and still stands on at the corner to this day. Since the 70s, 202 Metro has grown to an 8-story building and has housed various law firms, CPAs, banks, and other small office and retail users. In 1980, Sturges, Griffin, Trent & Co (now Sturges Property Group) moved in on the sixth floor and also took over maintenance duties for the building. Forty-five years later, Sturges Property Group still calls 202 Metro home, and affiliate company, Maintenance Management, still handles the building's maintenance! This building underwent a $25 million renovation in 2018 and 2019 to become a first-class mixed-use tower. The top two floors of the building were completely gutted to develop 10 luxury condos, and the street-level bank downsized to make room for restaurant and retail spaces. The remaining floors were remodeled and updated into modern office spaces. Improvements also included a complete overhaul of the building's infrastructure, including mechanical systems, elevators, windows, roof, building access, and streetscape, which was all completed in partnership with Sturges Development Group . "You could just see this [building] was very tired… the windows, the concrete, just needed to be restored. We put together a nice, economical plan to replace the window system and totally restore the outside of the building." -Brad Sturges, interview with WANE15 (2018) The stately building is currently home to Sturges Property Group, Nexus Technology Partners, TI Source Project Management, GreenWay Bank, Katz, Sapper & Miller, and Pizza Hut operations offices, among many others.
